A significant office letting has been completed at 36 Park Row in Leeds, which has recently undergone a comprehensive £2 million refurbishment.
Sanderson Solutions Group, who specialise in recruitment and consulting, have taken 990 sq ft at the front of 36 Park Row on the ground floor of the imposing seven-storey building.
The deal was brokered by the Leeds office of global property consultancy Knight Frank. Sandersons are paying £24.50 per sq ft on a five-year lease.
Catella APAM (“APAM”), the specialist UK real estate asset and investment manager, bought 36 Park Row in November 2017. APAM has since carried out two phases of refurbishment, costing £1m each, and creating some of the finest Grade A, state-of-the-art office space in Leeds.
Victoria Harris of the office agency team of Knight Frank in Leeds, commented: “This letting is a resounding endorsement of the investment APAM have made in 36 Park Row, which included converting four suites into 8,000 sq ft of modern boutique office space and then refurbishing the remaining accommodation, including the reception, totalling just under 11,600 sq ft.”
Ben Morley of Sanderson Solutions commented: “As an expanding team with big ambitions, we needed to find a bigger office space and somewhere we could make our own. From our previous home in serviced offices at St. Pauls House, Park Square, we are now moving to a newly refurbished space, which we can truly put our own stamp on and reflect our brand.
Perception is everything and our new space will give visiting clients a positive first impression and set our business in the right light.
We were delighted with Knight Frank throughout the entire process. They were patient and responsive, working in collaboration with us until we found the perfect space for Sanderson in Leeds,” he added.
Victoria Harris continued: “36 Park Row enjoys a superb central location in the city, which is always popular with occupiers who are attracted by the proximity to the station, the business and retail quarters with plenty of first-class amenities close by.
There are still three suites of c.2,000 sq ft to rent, benefitting from traditional and exposed finishes,” she added.
Other tenants in the building include Wardell Armstrong, Syndicate 2525, Mastek, GDS Link, TYR Law and Seven Search and Selection.
The joint marketing agents of 36 Park Row are the Leeds office of WSB.
