Property adviser, DTZ, a UGL company has let newly refurbished office space in Bristol city centre to e-learning provider, 3P Learning. It is the first letting at the building since it underwent a comprehensive refurbishment.
The company has taken 4,351 sq ft of space on the fourth floor at Bull Wharf. DTZ acted on behalf of Scottish Widows Investment Partnership and Williams Gunter Hardwick acted on behalf of 3P Learning.
Located in a prominent waterfront position on Redcliff Street in the city centre, Bull Wharf underwent a comprehensive refurbishment programme earlier this year which included an extension to the reception area, raised floors, air conditioning and improvements to common areas. In total, there is now 12,000 sq ft of newly refurbished accommodation available at the building.
Phil Moore, Senior Surveyor in DTZ’s Office agency team commented: “Due to a limited development pipeline in Bristol city centre, we are now seeing a greater number of firms interested in good quality grade B space. The landlord’s decision to undertake a refurbishment at Bull Wharf is certainly paying off and we have had considerable interest in the building from tenants keen to take advantage of high quality floorplates with waterside views.”
Christian Crawfurd of DTZ’s Project and Building Consultancy team in Bristol, which completed the refurbishment, said: “The refurbishment of Bull Wharf involved the renewal of all services, works to all vacant office suites, common parts and external areas, which were reconfigured to improve car parking and modernise the building’s facade. The refurbishment has transformed what was a tired office building and delivered new high quality offices in line with market demands, as demonstrated through this recent letting to 3P Learning.”
