Leading global logistics provider Kuehne + Nagel has taken the second floor of 2530 Aztec West in a deal brokered by Colliers International.
Advised by Clews & Co Chartered Surveyors, Kuehne + Nagel has agreed a 10-year lease with a five-year break on 7,492 sq ft of space currently undergoing comprehensive refurbishment by landlord Boultbee Brooks, as part of high-specification renovations to the entire 22,000 sq ft detached building.
James Preece, National Offices director in the South West and South Wales office of Colliers International, said: “Number 2530 Aztec West is a prominently-positioned premises on this successful business park. It is superbly located near the Almondsbury interchange with excellent connections to the M4 and M5 motorways, and benefits from having a Metrobus stop directly outside the park.
“As such, it was expected to attract high interest from potential occupiers, and this has been underlined by the fact that it went under offer when the previous occupier was still in the process of vacating the second floor.”
The three-storey 2530 Aztec West building, which has an excellent car-parking ratio, is presently undergoing refurbishment scheduled to conclude at the end of April. It includes a new communal break-out space available to all tenants, new reception area; dedicated showers and lockers; cycle storage; new ceilings and lighting; and a new air conditioning system.
Boultbee Brooks has appointed Colliers International and Savills to dispose of the remaining leasehold office space at 2530 Aztec West, which comprises 5,479 sq ft on the ground floor, and 7,360 sq ft on the first floor. The quoting rent for both offices is £23.50 per sq ft.
