Construction begins this month (January) on a large warehouse unit in Newmarket following the granting of planning permission last year (2019).
The brand new warehouse unit, Plot 200 on Willie Snaith Road, is being marketed to let or for sale by Barker Storey Matthews (now part of Eddisons), who is the sole agent.
Plot 200 will have a footprint of 16,423 sq ft (1,525 sq m), with an eaves height of 7.5m allowing for the inclusion of a mezzanine level. The location and specification of the unit means it is ideal for trade counter, showroom, high-tech and other hybrid warehouse users.
The unit commands a prominent location on land opposite Craven Court on Willie Snaith Road, in the heart of Newmarket’s main business district where nearby occupiers include Wickes, Travis Perkins, Ridgeons, Screwfix and Howdens Joinery. Newmarket’s Studlands Retail Park and Tesco Extra are within short walking distance of Plot 200 and the town centre is 1.5 miles away.
There is nearby road access to Cambridge, Ipswich and the East Coast Port via the A14, as well as Stansted Airport, London and the M25 via the A11/M11.
Announcing the start of the construction phase, Ben Green, Director, Barker Storey Matthews, who is acting on behalf of the developer, commented, “We are delighted that construction will commence imminently, with completion of the unit by the middle of this year (2020).
“Market conditions are favourable for this type of speculative development with the industrial property sector characterised by good demand and a low supply and a real shortage of high quality, well located units.
“Barker Storey Matthews’ early marketing of the unit has already generated a number of enquiries.”
