Saint-Gobain has appointed Knight Frank Sheffield and JLL to market 140,646 sq ft of available warehouse space in North Nottinghamshire
The high bay industrial distribution unit forms part of Manton Wood Enterprise Park in Worksop, an established industrial and distribution location just off the A57, with existing occupiers including B&Q, Wilkos, DHL, WS Transport and Greencore.
Manton 140 is fitted and available for immediate occupation, benefiting from racking, sprinkler system, fitted office accommodation with a canteen and toilets, as well as having a large external yard with gatehouse.
Rebecca Schofield, partner and head of the Yorkshire Industrial team, said: “The fitted nature of the premises, and the attractive passing rent, is likely to prove attractive to the occupational market, especially the 3PL sector where fitted buildings are sought.’’
James Keeton of JLL added: “Manton 140 offers a prime strategic location combined with immediate availability, boosted by being highly specified with good yard and parking provision. A rare commodity in the current market and one that we have already seen strong early interest.”
Warehousing of this type is increasingly being used by occupiers servicing online retail needs. The value of internet retail totalled £15.7 bn in 2018; 18 per cent of UK retail market. This is up from £3.2 bn, which equated to just under five per cent of the retail market in 2018.
Retail sales are forecast to rise 3.5 per cent in 2019 according to Oxford Economics. And internet retail is expected to rise to 19 per cent of total retail this year.
Manton 140 sits on a secure site and features internal heights of 12m, two ground level loading doors; eight dock level loading doors; four double height loading doors; warehouse lighting and heating; a sprinkler system and a part mezzanine, which can be removed if not required, plus trailer parking and extensive on-site car parking.
Situated centrally, Worksop is an established commercial location on the border of the East Midlands and South Yorkshire.
The A1 (M) is easily accessible, as is Junction 30 and 31 of the M1 Motorway. Worksop is centrally located 24 miles North West of Nottingham, 46 miles South East of Leeds and 15 miles South East of Sheffield.
