SEGRO has reached an agreement with Games Workshop Limited to develop a new 177,500 sq ft warehouse distribution facility at its flagship 700-acre multi-modal logistics hub in the East Midlands.
SEGRO Logistics Park East Midlands Gateway (SLPEMG) will become the main distribution hub for the FTSE 250 leading British manufacturer of fantasy miniatures, who will be supplementing their current distribution operation within Nottingham.
Games Workshop will join a range of occupiers already committed to the park, where SEGRO has already leased over a third of the 6 million sq ft of logistics space, having already completed deals with companies including Amazon, XPO Logistics, Kuehne & Nagel and ShopDirect.
Maritime Intermodal has been selected as the operator of the rail freight terminal which will receive its first trains in early 2020. SLPEMG is fully serviced and ready for immediate development to meet occupier’s specific requirements, and the site is served by 28 MVA of power.
Andrew Pilsworth, SEGRO’s Business Unit Director, National Logistics, said:
“This leasing represents another significant milestone for SLPEMG, representing further evidence of demand for space, and the pace at which we are able to deliver it. We have now contracted almost 3 million sq ft of space across the site, with the relocation of Games Workshop exemplifying the range of occupiers attracted to the park.”
Located adjacent to East Midlands Airport, the site offers direct access to the M1 and the UK road network and will include a 50-acre rail freight interchange.
The rail freight interchange forms part of a £100million infrastructure programme which includes Kegworth Bypass, a new route connecting the site to the M1 via a bridge over the motorway, a public bus terminal and extensive highway improvement works.
SLPEMG is located in the near centre of England, with Nottingham 13 miles to the north-east, Leicester 20 miles to the south and Derby 14 miles to the north-west, meaning a potential workforce of one million people is within a 30-minute drive.
As well as providing critical infrastructure for the logistics supply chain, the development is forecast to create 7,250 jobs on site, 900 construction jobs and 3,000 indirect jobs.
Burbage Realty, CBRE and Savills are agents for the scheme.
