St. Modwen has submitted plans to build a 48,000 sq ft Grade-A office development in Longbridge, believed to be the largest, speculatively developed new out-of-town office development in Birmingham in a decade.
Located adjacent to Bournville College and the A38 Bristol Road, Two Park Square marks the next phase of St. Modwen’s £1 billion regeneration of Longbridge.
The proposal outlines a four-storey HQ-style building that has been designed to provide modern, high quality, flexible workspace with employee wellbeing at its heart. Overlooking Austin Park, three-acres of idyllic green space in Longbridge Town Centre, Two Park Square is expected to create a further 450 jobs in the town once fully occupied.
Longbridge boasts impressive transport links, situated on the A38 Bristol Road – one of the key arterial routes leading into Birmingham city centre – and within a 10 minute drive of both the M42 and M5 motorways, making it easily accessible to the South East and South West. Longbridge train station, which is just a five-minute walk from Longbridge Town Centre, offers six trains per hour into Birmingham city centre. In addition, the area is also serviced by a number of local and regional bus routes.
An established town centre with anchor retail brands such M&S and Sainsbury’s, Longbridge is home to a £100 million Technology Park which accommodates nearly 60 start-up businesses and is recognised as a leading tech hub in the West Midlands. In 2020, the park will welcome a new occupier – professional services firm, Barnett Waddingham to 3 Devon Way. This deal was the largest out-of-town letting in the region in Q4 2018 and brings another 150 jobs to the town.
As well as boasting an excellent location amongst a host of successful businesses, Two Park Square will cater for the needs of a modern workforce, with secure car parking, cycle storage, state-of-the-art shower facilities and a roof terrace overlooking the nearby parkland and bustling town centre. As part of wider public realm improvements, a new cycle route will be introduced through Austin Park in 2020, which will connect the town centre with its neighbouring communities such as Rubery, Rednal and Northfield.
