Four significant deals have been completed at a brand-new Nano Park development in Bradford.
The Nano Park Company has built 18,000 sq ft of prime workshop and office space in small units to create the Newhall Nano Park as part of the existing Newhall Business Park and wider Prologis Park, Bradford at the junction of the M606 and Rooley lane.
The Nano Park is creating dense employment space providing a timely boost to the Bradford economy.
The new occupiers are LRL Roofing, Document Logic, Clariant and North Bikes. There is now only one 2,500 sq ft unit remaining.
Edward Marshall, a director of The Nano Park Company. explained: “Our new Nano Park is the final phase of Newhall Business Park and is something new and exciting for us. We have built small hybrid units, with warehousing space below and offices above. We are delighted to welcome our four new occupiers, who have justified our faith in building these units speculatively.
“We believed that there was a real need for units of this size in Bradford – and we were right. We are in the age of the entrepreneur with more and more small and start-up companies looking for self-contained space of their own. We are now providing flexible, affordable and attractive business premises to help companies of this type to grow and prosper. They are being snapped up.
“The Hayley Group moved into Units 1 and 2 earlier this year and now only Unit 7 remains. But prospective occupiers need to hurry – there is strong interest in this unit. We are extremely pleased with the take-up, as the units have only just been completed.
Global speciality chemical company Clariant, which has 18,000 employers and is based in Basel, is opening a laboratory at the Nano Park.
Keti Lako of Clariant, who have taken the 1,730 sq ft Unit 5, explained: “The laboratory will be dealing with chemicals that lower the pour points of crude oils, low sulphur oils and heavy oils. The final goal is to avoid wax formations in the pipeline and crude storage tankers.
“Samples from all over the world will arrive at our lab and our job is to find Clariant’s best product on the market and to test new research products and support field service application.
“The landlords have been great, very supportive from day one. They have accepted all modifications we requested to the unit to make it fit for lab use. They have been very helpful and have a created a friendly environment for all the tenants.
“The laboratory space is ideal for us and the office is very high spec and luminous. The security entrance system is great and well thought of. These hybrid workshop/office spaces are ideal for laboratories and there is a lack of laboratory space in general, so we’re very happy to have found them,” she added.
Jackie Stableford of leading provider of printers and photocopiers Document Logic, who have taken the 1,730 sq ft Unit 4, commented: “Based in York, our customers span across Yorkshire, as well as the rest of UK and Ireland. We support multiple office locations, and provide the same high level of service anywhere in the country. At the beginning of 2019 Document Logic acquired Document XL in Rochdale to expand our foothold in the Greater Manchester area.
“Nano Park was chosen because of its location and easy access to the motorway system. As we also service photocopiers and printers, we needed a workspace that was large enough to accommodate the increased volumes of machines after our latest acquisition.
“The landlords were very helpful and it was useful to be consulted during the build in order that the premises fit our working requirements. It was important for us to have the flexibility of both warehouse/storage and office working space and Nano Park offers us this,” she said.
The Nano Park Company are planning to roll out the Nano Park concept across Yorkshire with specific sites earmarked in Leeds, Halifax, Wakefield and Skipton. The Nano Park model is based on flexible, affordable and attractive business space in locations where companies want to be. This could be in an attractive setting, a great location or a site with superb transport links.
The marketing agent for Newhall Business Park is Jonathan O’Connor of Walker Singleton, while legal advice was provided by Simon Mydlowski of Gordons. Joint agents on the scheme are Eddisons Bradford which is headed by John Padgett.
