Cardiff-based agents, DTZ, a UGL company and Jenkins Best have completed two lettings at an office scheme in the heart of the city’s prime professional district.
8 St Andrews Place is the only speculative new build office scheme to have been completed in the core city centre in the last 15 years. DTZ and Jenkins Best acted on behalf of developer, Charnwood Group.
The scheme comprises four floors of high quality office accommodation with communal roof terrace, offering panoramic views across Cardiff. It also offers a ground floor retail unit which is occupied by up market coffee shop operator, ‘Coffee a gogo’.
750 sq ft of office space on the 3rd floor has been let to Business in Focus, a consultancy which delivers the Welsh Government’s business start-up programme for South Wales, on a five year lease.
Gareth Jones, Property Manager at Business in Focus, commented: “‘8 St Andrews Place is already proving to be an excellent location for our business. The building is finished to an excellent standard providing us with a first class facility to operate from. We had viewed several offices in the city centre but by far this development offered both the best quality accommodation and also the most attractive terms for business.”
A further 750 sq ft office suite at 1st floor level has been let to specialist criminal and family law solicitors, Blackfords LLP also on a five year lease.
Alex Davies of Blackfords commented on the move: “We relocated to 8 St Andrews Place from Cardiff Bay and are delighted with the city centre location. The specification of the office is very good and has created an excellent working environment for the team at Blackfords LLP.”
In addition to the two lettings, a further floor at the scheme is also currently under offer, leaving just the fourth floor vacant.
Alex Easton, Associate Director at DTZ in Cardiff, commented: “This speculative development by Charnwood Group is clearly satisfying a pent up demand for well located, high quality office suites within the city centre. We have received considerable interest in the scheme, predominantly from small professional practices and expect to be fully let within the next few weeks.”
Henry Best of Jenkins Best said: “8 St Andrews Place is an excellent business location within the traditional professional district. The proximity of the civic centre, university and main retail area provides for convenience and a vibrant business environment. New functional office space in this area has been needed and Charnwood Group has identified this demand.”
Andrew Creighton from the Charnwood Group added: “This is an exclusive unique development in a prime city centre location that offers a standard of accommodation that is currently not offered in this area of the city. We are extremely pleased to have secured four quality occupiers in these challenging economic times and the Charnwood Group look forward to committing to future projects in the city centre area.”
