The last remaining suite at 3 Hardman Square, Spinningfields, Manchester, comes to market following recent re-gears and building improvements.
Leading independent insurance broker and risk management advisor, Towergate Insurance, has been in the building owned by Royal London Asset Management (RLAM) since 2015 and has now committed to take the refurbished 8,824 sq ft on the fifth floor at £33.50 per sq ft.
Alongside the letting to Towergate, RLAM has also secured agreement from corporate and commercial law firm TLT LLP to commit to another five years at 3 Hardman Square with the removal of a break clause in its rental agreement for more than 22,000 sq ft on the seventh floor.
Having recently delivered a state-of-the-art cycle hub, RLAM has also committed to the introduction of a new ground and mezzanine level reception amenity with soft seating, private booths and a refreshments offer, with completion due in October 2019.
3 Hardman Square is now almost completely let to tenants including Towergate, TLT, General Medical Council and WorldPay with just the 22,047 sq ft fourth floor available at £33.50 per sq ft.
