Savills has recently undertaken a number of significant warehouse lettings in Ipswich each totalling more than 100,000 sq ft (9,290 sq m). New occupiers include FDS Corporation, Magnus Group Limited and GMA Warehousing and Transport Limited respectively.
On behalf of Curzon De Vere, Savills has pre-let a 144,000 sq ft (13,378 sq m) unit to FDS Corporation, a Chinese firm specialising in online retail. The state of the art warehouse will be located at Port One, a major new logistics park situated off J52 (A14) at Great Blakenham. Construction is due to complete in Q3 2020.
Subsequently, Kennedy Wilson, advised jointly by Savills and MPAM, has let space to Magnus Group, a locally based road transport and distribution company. The business has doubled the size of its warehouse facilities at Great Blakenham, now occupying 200,000 sq ft (18,580 sq m) of good quality space.
Savills, alongside Nicholas Percival, has also advised Albro Properties on the letting of 124,000 sq ft (11,519 sq m) at the former Alstons Furniture factory at Alston Park on Nacton Road to GMA Warehousing and Transport. The warehousing and distribution specialist already has existing space at Ransomes Europark, bringing the company’s occupation in Ipswich to circa 325,000 sq ft (30,193 sq m).
Chris Moody, director in the business space team at Savills Ipswich, comments: “Ipswich’s popularity as a new ‘go to’ location for distribution and fulfilment is continuing to grow. Companies in the logistics sector see goods arriving through the port of Felixstowe being stored in Ipswich, representing a short primary leg, before being distributed across the UK both effectively and competitively. It is a very exciting time for the warehouse market, with a number of new high bay facilities being constructed along the A14 corridor. These three recent lettings range from £3.00 – £6.25p per sq ft.”
