Barker Storey Matthews – now part of Eddisons – has confirmed the freehold sale of a brand new 5,000 sq ft industrial/warehouse unit at Eagle Business Park, Yaxley to Britannia Fire & Security Ltd for an undisclosed sum.
The security firm is scaling up from 2,700 sq ft premises, also in Yaxley, having outgrown that site’s capacity and in order to accommodate its plans for future business expansion and recruitment from its current headcount of 28.
Construction of the second phase of Eagle Business Park, off Broadway, Yaxley began last autumn (2018). Its design and build options are aimed at companies who – like Britannia Fire & Security Ltd – are looking to secure their own freehold premises or lease larger premises but find their property requirements cannot be met by Peterborough’s existing commercial stock, according to Barker Storey Matthews – the sole agent acting for the developer, Barnack Estates UK Ltd.
Before seeking new premises, Britannia Fire & Security Ltd considered an extension on its site at Yaxley’s Mereview Industrial Estate – where it has been since 2001 when its headcount was seven – but, as Colin Pogson, Managing Director, explained, the opportunity of the freehold possession of a larger, brand new, purpose-built unit nearby, in the same village, proved more attractive.
“Yaxley is a convenient location from where we know we can serve our customer base and so we wanted to remain ‘local’ here. While we looked at extending the old premises, not only would it have not worked aesthetically or practically, particularly in the matter of parking provision, but there would have soon come a time when we’d have outgrown any extended premises there too.
“Our new unit on Falcon Way, Eagle Business Park satisfies not only our current needs but provides capacity for our business plans for the future and we’re looking forward to trading from there before the end of the year,” he said.
Richard Jones, Director, Barker Storey Matthews, added, “Operators in the Peterborough area have a track record for job creation. Therefore, the development of commercial sites such as Eagle Business Park is crucial to meet the need for employment opportunities and future-proof for Peterborough’s ongoing business growth.”
