A suite of offices at the heart of Loughborough’s historically industrial district has been let for the second time to a local charity supporting the homeless by established landlords Alphalex and long-time commercial agents, Mather Jamie.
Loughborough-based charity Falcon Support Services, formerly Charnwood Independent Youth Action and Youth Shelter, has moved back into its former Head Office at 53-55 Queens Road on a five-year lease, after five years elsewhere. By providing stable and supportive environments and promoting the development of social and life skills, Falcon aims to help vulnerable people to live independently, integrate into society and make positive contributions to their community.
The building’s landlords are Alphalex Ltd., a textiles company that first occupied the premises in 1985 and is now based just behind the offices occupied by Falcon. Mather Jamie has let the property on behalf of Alphalex since 2002, securing first Sure Start and later TOMRA Sorting Ltd. as tenants over the last 17 years.
Just half a mile from the town centre and less than a 10 minute walk from the railway station, the 267m² property is a converted Victorian terrace offering three floors of open-plan and cellular office accommodation, with on-site parking and external storage space. An annexe building will be used to support Falcon’s service users, with the main building being used as office space and for training purposes.
Rachel Hall, Service Development Manager at Falcon Support Services, said: “On discovering that the Queens Road offices had become available, we chose to return due to the fact that our charity is expanding and we required more space than our most recent accommodation could provide.
“The environment is modern and comfortable, whilst the opportunity for a training space and an annexe for our service users meets our needs perfectly. On top of this, the location is ideal: the A6 offers great transport links and many of our clients are based in the area, meaning we can be on hand to provide the most responsive and supportive service we can for those we assist.”
Jonathan Pears, Managing Director of Alphalex Ltd., commented: “We’ve worked with Mather Jamie over a great many years, due to their combination of excellent local knowledge and exposure across the wider East Midlands region.
“The team has always secured tenants promptly for us, and Travis White is a brilliant mediator between us as landlords and prospective tenants. We’re very pleased that Falcon Support Services elected to move back to the Queens Road offices, and we hope they enjoy their second stint here.”
Travis White, Surveyor at Mather Jamie, concluded: “This let represents a successful deal between Falcon Support Services and Alphalex, with whom we have agreed a lease that benefits both parties. With their attractive interior and advantageous location, the offices are well-suited to the complex needs of an expanding community support service and I would like to wish Falcon all the best as they settle back in.”
