Three property agents have been appointed to promote new office and retail schemes at Basing View, as the regeneration and development of the Basingstoke town centre business park gathers pace.
Basingstoke agents BDT and Thames Valley based RARE have been appointed by Basingstoke and Deane Borough Council to market a new pre-let opportunity at Norden House. Architects BDP are currently working on designs for a new office development on this gateway site, currently occupied by an outdated two-storey building. A planning application is due to be submitted in autumn this year and the building could be available for occupation in early 2021.
Retail and leisure specialist Norbury Sansom has been appointed to market a new 1,775 sq ft retail unit at the park. The unit will be located on the ground floor of a new 45,000 sq ft office building, which has been pre-let to international pharmaceutical business Eli Lilly and Company. The unit is located at the heart of the business park and is due to be available for occupation in late 2020. The agents are seeking a complementary user for the park which will provide an amenity for the occupiers, such as a café or similar operator.
As part of the council-led extensive regeneration of the 65-acre urban business park, construction is already underway on a new Village Hotel, due to open in early 2020. Enabling work is also progressing for the development of two new office buildings of 45,000 sq ft and 40,000 sq ft and an adjoining multi-storey car park.
In addition to new construction projects, Arena Business Centres is refurbishing Quantum House, which will be its second centre at Basing View and Squarestone is planning a significant refurbishment of the 154,000 sq ft Grade II listed Mountbatten House. Refurbishment work has also started at the Southern Cross office building.
The council’s Cabinet Member for Regeneration and Property Cllr John Izett said: “These developments reflect the fast pace of change at Basing View over the past few months, as we progress plans for a great range of new high quality office space to meet demand in the Thames Valley and M3 corridor.
“With a new design team appointed, as well as agents, for the Norden House site, we will be launching an integrated marketing campaign for this exciting new pre-let opportunity shortly.”
