Independent Welsh coffee shop operator, KIN+ILK has expanded its artisan brand with the opening of its fifth café and bar space in The Maltings, Cardiff’s landmark Grade II listed, Victorian heritage building.
The letting follows a £3m refurbishment of the serviced offices, Space2B at The Maltings, which also provides extensive secure document storage and retrieval space for local businesses. Cooke & Arkwright negotiated the lease to KIN+ILK on behalf of The Maltings, where it has been providing property advice for a number of years.
KIN+ILK has moved into a unique indoor/outdoor space between two arms of the building. A mezzanine level above the bar provides large, additional meeting and greeting facilities accessed by a glass lift, while green painted RSJ beams extending from the mezzanine across the open roof space, add focus to the industrial and contemporary style. A double height glass wall shortly to be installed across the open ended entrance will complete a dramatic transformation of the formerly unused courtyard.
KIN+ILK will provide the focal point of all food provision within The Maltings as well as functions and events within the bar and mezzanine area outside working hours and on weekends. Bookings have already been secured for pre-rugby match breakfast events.
KIN+ILK was launched in 2016. It operates four other coffee shops in locations across Cardiff at One Capital Quarter, St David’s Centre, Cardiff Bay and Pontcanna, with a strong Welsh focus using locally-sourced food and drink from independent producers.
David Davies, Director said, “We set up KIN+ILK with the vision to create distinctively designed venues with great coffee, food and drink, that brings together creative, business and entrepreneurial people to eat, drink, connect and collaborate in calm and inclusive places.
“The Maltings fits our vision perfectly and we are very excited to bring our brand to this iconic and vibrant business centre. We will be hosting regular events where we can engage with freelancers and business owners.”
Gareth Oram, Operations Manager at The Maltings said, “We are delighted to welcome KIN+ILK to The Maltings. This is a unique venue that is home to a community of local businesses and individuals, and we provide each with a tailor-made solution to their office and storage needs. KIN+ILK have a vision that fits in with our own ambition to expand our services with additional meeting and events provisions outside of office hours. We look forward to developing this concept with them.”
Ben Davies, Associate with Cooke & Arkwright’s Retail & Leisure agency said, “KIN+ILK’s on site presence is an excellent addition to The Maltings. They have taken an innovative approach to the coffee shop experience and we are sure its arrival will be welcomed by The Maltings business community, which already benefits from a number of first class facilities and services , including a state-of-the-art gym, shuttle bus service to and from the city centre, 24/7 security and enough car parking per desk.
“KIN+ILK has worked closely with The Maltings to ensure the new kitchen facilities and dining area meet the day to day demands of those consumers on site, in addition to the internal and external events that will take place during and outside office hours. I’m confident that the venture will be a success. It has already been bolstered by a good working relationship between landlord and tenant.”
The Maltings provides co-working spaces with first class, modern, flexible offices of various sizes. At any time between 300 and 500 people work on site.
