A major new industrial development in the heart of the UK’s manufacturing engine room offers an unrivalled opportunity for ambitious businesses to build for the future, a leading commercial property agent says.
Andrew Cosnett, partner in Coventry-based commercial property specialist Bromwich Hardy, says the Iron Park development at Moxley, near Walsall, has generated huge interest even before any construction work on the 11 hectare site has started.
The 488,250 sq ft single building scheme – the biggest industrial development of its type in the region – has already won planning consent and attracted a flurry of inquiries from a wide range of companies.
“This is a genuinely exciting flagship development which will create one of the largest buildings of its type in the region,” said Andrew.
“The scale of the scheme, its excellent location and the superb infrastructure in place means that this site will give its occupiers the scope to plan for growth and future-proof their business.
“The location really could not be better. The M6 and Black Country Route offer superb road links, which are already proving particularly attractive to the logistics industry, from which we have had a number of enquiries.
“And with the presence of major manufacturers and automotive companies on the doorstep – and a highly-skilled workforce – the industrial sector is also showing a keen interest.
“The site is being marketed as a single development or multiple units and space is available for sale or let, meaning the site offers both the infrastructure and flexibility to appeal to the broadest range of businesses.”
The site is being developed by Shropshire-based private developer Parkhill Estates which held a launch event at Wolverhampton Wanderers Molineux Stadium.
James Cannon, property director at Parkhill Estates, said: “This is a strategically significant site right at the heart of the Midlands’ industrial ‘golden triangle’. With an underlying strength of demand for industrial space in the region, alongside a swathe of occupiers currently in outdated accommodation, Iron Park is sure to be a welcome addition to the West Midlands inventory.”
Bromwich Hardy is marketing the unit with joint agents JLL.
