A planning application for a new warehouse unit on Willie Snaith Road, Newmarket has been approved by West Suffolk Council.
Confirmation comes from Ben Green of Barker Storey Matthews, now part of Eddisons, who is the agent instructed by developer, Hamilton Land, to seek interest in the unit – known as Plot 200 Newmarket Business Park.
The agent advises that the 18,048 sq ft (1,676 sq m) warehouse, incorporating an eaves height of 7.5 metres, is ideal for trade counter, showroom, high-tech or other hybrid warehouse uses. It will be constructed to BREEAM’s ‘Very Good’ standard and include electric vehicle charging points.
Plot 200 is in the heart of Newmarket’s main business district, on Willie Snaith Road, in a prominent location opposite Craven Court. Nearby occupiers include Wickes, Travis Perkins, Ridgeons, Unisurge and Howdens Joinery.
The town’s Studlands Retail Park – with retail occupiers including Homebase, Carpetright, Pets at Home, Halfords – and Tesco Extra are within short walking distance of Plot 200 and Newmarket’s historic town centre is 1.5 miles away.
There is fast access to Cambridge, Ipswich and the East Coast Ports via the A14 (J37) and to Stansted Airport, London and the M25 via the A11/M11.
Plot 200 is being offered to let or for sale and construction will commence later this summer (2019).
Ben Green added, “This is an excellent opportunity to acquire a brand new business facility in a fast expanding region, only a short distance from Cambridge.
“New-build, high quality units of this nature are in short supply, especially on a freehold basis.”
