Worcestershire commercial property consultancy and Chartered Surveyors GJS Dillon has fully let two central Worcester office buildings.
Acting on behalf of local property investors, the Sutcliffe family, GJS Dillon’s commercial negotiator Mike Pritchard let two vacant office suites, and extended the lease of an existing tenant, at 8 & 9 Edgar Street, Worcester, WR1 2LR.
Hay-on-Wye-based family therapists, The Family Place, signed a new five year lease on the ground and first floor offices at 8 Edgar Street, while local business, The Face, took a five year lease on the second floor office at 9 Edgar Street. At the same time, marketing and web design agency, The Magic Tractor, extended its lease for a further three years on the ground and first floor offices at 9 Edgar Street.
The new leases were completed following a comprehensive refurbishment programme overseen by Mark Davies, GJS Dillon’s Director of Building Surveying Services.
Mr Davies says: “As we manage 8 & 9 Edgar Street, we were able to advise the landlord that to attract and retain tenants, and to improve rents and the value of their investment, the buildings required a comprehensive refurbishment. As GJS Dillon’s in-house building surveyor it was a quick and simple process for me to prepare the schedule of works required, cost it, find a contractor and then manage the whole refurbishment.”
Mr Pritchard, GJS Dillon’s commercial negotiator, says: “8 & 9 Edgar Street are good-looking Georgian office buildings, well located in Worcester city centre, close to the Cathedral and High Street, making them particularly sought after by a whole range of businesses looking for centrally positioned office accommodation.”
Local property investor Mr Sutcliffe says: ‘We are delighted that the investment we have made in refurbishing these historic buildings has had such a positive and an immediate impact. As well as attracting new tenants I am very pleased that we have been able to enhance the environment for our existing tenant. As a landlord, and part of the wider Worcester business community, it is extremely rewarding to be able to provide quality spaces to help other local businesses thrive. GJS Dillon’s professional advice and management of the refurbishment has been invaluable, whilst their proactive communication and use of quality contractors ensures real peace of mind.’
Ania Naughton, Managing Director at Magic Tractor says: ‘As a marketing and design agency is was important for us that the space we operated from was bright, light and inviting. We’d looked at a number of offices before finding 9 Edgar Street but once shown the space we knew we’d arrived. Clients often comment on how impressed they are by the space and how it reflects our warm and friendly personality. The location is so accessible and we love being so close to the Cathedral, river and high street.’
Katie Carver at The Face says: ‘We are very pleased with our new premises. The refurbishment enabled us to go ahead with our beautiful interior design ideas for the salon which our clients love. It’s a privilege to work in a lovely part of the city next to Worcester’s stunning Cathedral.’
