Carter Jonas, the national property consultancy, has brought a 13.59-acre (5.5 hectare) site near Newmarket in Suffolk to market on behalf of the landowner. The vacant greenfield site located on Snailwell Road has been allocated as employment land in the Local Plan and is suitable for B1, B2 or B8 development.
The site is capable of delivering around 200,000 sq. ft. of light industrial, warehouse or manufacturing space, which could be split across a mix of small to medium sized units ranging from around 10,000 sq ft to 60,000 sq ft with yard areas and dedicated on-site parking.
Alternatively, two larger units of up to 100,000 sq. ft. could be delivered, which would suit a national distribution company. The site is equally well suited to a part office and laboratory scheme given its proximity to the nearby knowledge hub of Cambridge.
