The latest business units to be built on Telford’s T54 park are already attracting interest, with the promise of fresh jobs on the way.
Property agents Bulleys Bradbury have been marketing the pair, along with Telford & Wrekin Council, with almost immediate success.
The larger of the two units is already under offer, while the smaller has been subject to a number of enquiries.
The units are the latest products of the unique Telford Land Deal, which has seen the council use access to a £50 million growth fund to buy industrial land from the Homes England agency to develop industrial and warehousing space, with the aim of attracting companies to the area and creating new jobs.
The T54 business park is already home to some of the area’s largest firms, including Magna International and Polytec.
The new development is on the last remaining plot of land and work started last May to build one unit of 31,097 sq ft and a second, Unit 5A, of 17,545 sq ft. Work was completed 12 months later.
Rod Spiby, a director of Bulleys Bradbury, said: “Before this project there had not been any speculative development of industrial units in Telford for many years.
“We are delighted to be working with Telford & Wrekin Council on such an ambitious and far-sighted scheme which has had such tremendous success.
“There is very strong demand across the region for good quality industrial and warehousing space such as this, as can be seen from the fact that one unit is already under offer.
“We are confident that the high specification of these units means the second will also be snapped up soon.”
Councillor David Wright, Telford & Wrekin Council’s cabinet member for the land deal, added: “We were confident that there would be high demand from companies looking for premises in this area. Our previous units are all fully let.
“The land deal has allowed us to speculatively develop land to build these units, which we retain as landlords. There is a lack of this kind of new stock – many existing premises are showing their age – and they have proved very attractive to business tenants.
“In addition, T54 is in a great location, well positioned for Telford’s excellent transport links. The result has been significant inward investment and job creation across the borough.”
Telford 54 is a prominently located 78-acre site in an attractive landscaped setting close to Stafford Park, one of Telford’s major industrial estates.
The site lies adjacent to the A464 only 0.85 miles from junction 4 of the M54 motorway linking to the M6, and 1.7 miles from Central Telford, which is undergoing a £250 million pound reinvestment as part of the Southwater Programme.
