Commercial agents at Harris Lamb have let a Minworth warehouse to a fork lift firm on a five-year lease.
Impact Fork Trucks Ltd, which has 13 depots and eight dealers located throughout the UK, has taken on the 9,177 sq ft warehouse on Maybrook Business Park as it continues to grow its national operation.
Acting on behalf of landlords Canmoor, Harris Lamb was instructed to market Unit 3, a newly refurbished industrial building with single storey offices, a loading yard and designated parking, with a quoting rent of £69,000 per annum – £7.52 per sq ft.
Alex Eagleton, who oversaw the deal, said: “This is a desirable, well managed Midlands estate, and the unit has been refurbished to a high standard. We immediately experienced very high levels of interest upon bringing the opportunity to the market, with it being placed under offer from Impact within three weeks of becoming vacant.
“The estate is located just two miles from the M6 and the M42, and a very popular choice with businesses seeking a central UK location, with other tenants including the NHS, Edmundson Electrical and Accles & Shelvoke.
“The high demand for modern and refurbished commercial properties within the Midlands is not showing any signs of abating, as demonstrated by the speedy timeframe of this transaction being completed,” he added.
Impact Fork Trucks, which has its head office in Nottingham, is one of the UK’s leading providers of materials handling equipment. The business has grown since its launch in 1985 to strategically site its depots throughout the UK, with locations including Bristol, Manchester and Doncaster.
Harris Lamb acted jointly with Lambert Smith Hampton.
