The second phase of Eagle Business Park, Yaxley, Huntingdonshire has landed with eleven of the twenty speculative units now under construction at Peregrine Court and Harrier Cour either let or reserved, confirms sole agent, Barker Storey Matthews (now part of Eddisons).
The brand new industrial/warehouse units, with office accommodation, at Peregrine Court and Harrier Court will be ready for occupation this summer (2019), with some units already being fitted-out to early occupiers’ bespoke requirements.
Over two thirds of the 14 units at Peregrine Court and half of the six units at Harrier Court are either let or under offer already to a range of occupiers, the majority of whom, according to the agent, are relocating from smaller premises to accommodate business growth.
Peregrine Court and Harrier Court offer brand new industrial/warehouse units ranging in size from 267 sq m to 929 sq m (2,870 sq ft to 10,000 sq ft).
Barker Storey advises that units at Harrier Court can be combined to create units with self-contained yards. Also at Harrier Court, where units remain available to let but some are also for sale, terraced units can be combined to create a detached or semi-detached unit.
At Peregrine Court, the remaining end four units can be combined to give two detached units of 734 sq m (7,900 sq ft) and 799 sq m (8,600 sq ft).
All the units at Peregrine Court and Harrier Court have good eaves heights, yards and parking allocations and are built to a high specification which includes energy efficient LED lighting, fibre optic communications infrastructure, electronically operated overhead loading/unloading doors and front elevations clad in flat panel cladding.
Plots from half an acre to three acres remain available for design and build industrial/warehouse units to order.
The developer of Eagle Business Park, Yaxley is Barnack Estates UK Ltd who developed the first phase of the park site in 2008. Peregrine Court and Harrier Court are the first small estates to be developed in the second phase of Eagle Business Park which, itself, has become an established business location in the district, popular with a range of warehouse, trade counter, workshop and showroom occupiers.
Rob Facer of Barnack Estates UK Ltd said, “We are delighted with the update of the units and land sales, especially as we have only been on site for the last ten months.
“This, I think, demonstrates the unique product, quality and flexibility we can offer.”
Eagle Business Park is on the outskirts of the Huntingdonshire village of Yaxley, approximately three miles from Junction 16 of the A1(M) at Norman Cross.
Viewing of Peregrine Court or Harrier Court is strictly by appointment through Barker Storey Matthews as the sole agent under instruction at Eagle Business Park, Yaxley.
