A trio of lettings at PD Properties The Lexicon, totalling over 7,000 sq ft, sees the building on Mount Street in Manchester fully occupied.
Global recruitment firm Wilson HCG has taken 3,235 sq ft, having relocated from serviced office space at We Work, Spinningfields. Engineering consultancy Banyards has moved into 2,036 sq ft while Reward Finance has also taken 1,781 sq ft. Both Banyards and Reward Finance have also relocated from serviced office space.
Secured at a headline rent of up to £24.50 per square foot the transactions were agreed for PD Properties by Avison Young and Colliers International.
With nine floors of high-quality office accommodation, The Lexicon is in a prime location directly opposite the central library and close to the transport hub of St Peter’s Square. Existing occupants include luxury Swiss watchmaker Raymond Weil, Howgate Sable LLP, Appleyard Lees and Malcolm Hollis.
PD Properties has also submitted a planning application to convert the top floor of the building into a self-contained office space with full height glazing and private roof terrace. The suite will extend to approximately 1,000 square feet.
Harry Skinner, associate director at Avison Young, said: “The Lexicon is in an excellent location directly opposite St Peter Square, and has attracted a high calibre of tenants on strong rental terms. It is pleasing to see this building now fully occupied and we look forward to bringing the top floor to market later this year.”
