The Bristol office of DTZ, part of UGL Services, a division of UGL Limited (ASX: UGL), and joint agents Williams Gunter Hardwick have secured two lettings in two months at 111 Victoria Street in Bristol city centre, on behalf of Commercial Estates Group.
Creation Recruitment has taken suite 2.5 which comprises 923 sq ft of office space whilst digital marketing agency, Brookfield SDM has taken 617 sq ft in suite 4.7.
Located at the southern end of Victoria Street, a short distance from Temple Quay, 111 Victoria Street is a character office building, laid out over ground and four upper floors with suites available from 520 – 8,200 sq ft, which equates to 5 – 80 desk spaces.
Commercial Estates Group is offering a unique ‘half way house’ between a serviced office and a standard lease with a rate per room per month, inclusive of full rent, rates, service charge, insurance, high speed broadband and dilapidations.
Russell Munday of Creation Recruitment, which provides recruitment services for the digital, mobile and IT sectors, said: “Our business is expanding and we required new premises in a short time frame. The flexible offer on straight forward terms at 111 Victoria Street was very appealing and we are delighted with how quickly we were signed up at the building. The move will give us the room to expand and the location is readily accessible to Bristol Temple Meads station which is important for many of our team.”
Richard Fifield of Brookfield SDM said: “Having started our business in serviced offices we were looking to move away from the constraints and costs associated with them, however we still only needed a small amount of space. Unfortunately there were very few options available in central Bristol. At 111 Victoria Street we found a real range of available suites and one which fit us perfectly.”
Andy Smith, Surveyor at DTZ in Bristol, commented: “We are delighted to welcome both Creation Recruitment and Brookfield SDM to 111 Victoria Street. The recruitment and IT sectors are very active at present with a string of recent lettings across the city. The all inclusive offer at 111 Victoria Street has been very well received by occupiers, many of whom are looking to grow and move on from the serviced office format but looking to maintain the simplistic nature of occupation. The initiative was launched in June and we have so far secured a letting a month and have another suite under offer.”
