PATRIZIA-managed Birchwood Park, the North West’s leading out-of-town business destination, is set to see work begin on five brand new industrial units totalling 170,000 square feet of space, following an investment of £12million into the park.
Construction of the long-awaited, and much anticipated, phase two of its Cavendish Warehouse development will commence this April. The development is set to complete in Q1 2020 and will include five new industrial units on the park comprising of two 18,000sq.ft warehouses, a 24,000sq.ft warehouse and larger 50,000 and 58,000sq.ft warehouses
This latest warehouse development at Birchwood Park comes after the successful phase one of the Cavendish Warehouse development in 2016, which saw all of the units let within one year, and is in answer to the increasing demand for high-grade warehouse space of this size in the surrounding Warrington area. Once completed, occupiers will join the likes of global medical diagnostics company, Werfen, and global manufacturer, BiSN, and will also benefit from Enterprise Zone status as part of the Cheshire Science Corridor Enterprise Zone.

“We’ve taken on board experience from the first phase of our development to ensure we’re able to offer greater flexibility when it comes to adapting this industrial space, to suit the needs of both our current or future occupiers, by obtaining planning consent for additional office space and adapting the design to allow occupiers to easily configure the units to suit their own requirements.”
The units will feature a secure yard, on-site parking, and benefit from all the added amenities that come with being located on Birchwood Park, including free shuttle bus to Birchwood station discounted gym memberships and the newly refurbished Engine Rooms offering an all-day Meet Eat Work facility, all whilst being positioned within easy access of Junction 11 of the M62.
Martin continued: “Being located within the Cheshire Science Corridor Enterprise Zone, qualifying companies will also be able to benefit from business rate reductions which is a further attraction to locating on Birchwood Park. We’re excited to see continued growth within the park in this next chapter in our industrial development.”
Designed by architects AEW, Caddick Construction has been appointed as main contractors on this latest development with Warrington Martin having been appointed as project managers and quantity surveyors. BDP Structural have been appointed as structural engineers and the planning process was overseen by Turley’s, with Crookes Walker providing advice on M&E and Vectos providing highways advice. In 2018, Birchwood Park celebrated 20 years of growth. Since 1998 the park has almost tripled in size, providing 1.1million square feet of office and warehouse space and accommodating over 165 businesses.
