Northwood Investors has let 12,800 sq ft at their flagship Broad Gate building in Leeds to Hays Specialist Recruitment Ltd on a 10-year lease term.
The space let comprises part of the fifth floor. Businesses in occupation of the rest of the building, which totals 170,000 sq ft, include Yorkshire Building Society, KPMG and Ramboll.
Iain Taylor, Director at Northwood Investors, said: ““Having only completed our extensive refurbishment of the suite at the end of last year it gives us great pleasure to welcome another prestigious business to our Broad Gate community. The speed of the letting to such a quality tenant demonstrates the broad appeal and quality of our development, which we believe is unrivalled within central Leeds.”
“Having also completed a refurbishment of our common areas late last year to include an extensive remodelling of the atrium space and with plans to further improve our roof top terrace this year, we are excited about the letting prospects for our last remaining suite within Broad Gate.”
According to recent research by global real estate advisor Colliers International, occupiers seeking quality available space in Leeds are now challenged by a lack of options, with less than 1.87 per cent of Grade A space available in the city centre.
Roddy Morrison, Director, National Offices, Colliers International, said: “Having searched the market for suitable quality space, Hays recognised that Broad Gate offers Grade A office space, state-of-the-art systems, unrivalled facility management and exceptional occupier services, together with access to some of the best onsite and on-doorstep amenity provision within central Leeds.”
Colliers International advised Northwood Investors. Knight Frank acted as joint agents.
There is now only one remaining suite available at Broad Gate; the 12,674 sq ft unit is located on the building’s fifth floor and is available immediately at a rent equating to £28 psf.
