Freshwater Group have secured a letting of more than 7,500 sq ft of Grade A office space at the eight storey, Birmingham city centre building, 10 Temple Street, to specialist consulting engineering firm, Tony Gee and Partners LLP.
Tony Gee is taking a total of 7,602 sq ft of prime office space, with 4,989 sq ft on the first floor and 2,613 sq ft on the second, for a term of ten years.
With the third floor under offer, this leaves just the two top floors and part of the second floor available.
One of the major selling points for Tony Gee was the building’s outstanding location, just seconds from the rail and tram links at New Street Station.
Regional Director, Paul Wallace said; “Moving from the city’s fringe at Quinton to the very core of the city is a major step for Tony Gee.
“Alongside its great facilities, 10 Temple Street’s proximity to New Street Station enables staff and visitors to commute directly to our offices by foot, cycle and all modes of public transport. As part of the Midland Metro Alliance, we are thrilled to be able to utilise the very same sustainable, integrated transport system in which we are involved.”
Philippa Pickavance of Philippa Pickavance Real Estate acted for Tony Gee in their search and office relocation and commented; “It is interesting how priorities are now changing for many occupiers and, although at their old location Tony Gee were reliant on their cars, this new location, which has no on site parking but is close to all public transport, was a big draw for my clients.”
Vicki Burnett, Associate at JLL who acted for Freshwater said; “Following its refurbishment, the specification and amenity at 10 Temple Street are now a perfect match for the building’s unrivalled location.
“The new ‘Anarchy 45’ fitness centre on the ground floor also offers staff greatly enhanced changing and shower facilities as well as preferential rates for membership, while the office and communal space has been transformed by the contemporary finish and semi-exposed services into a wonderful working environment.
“The remaining Grade A space in 10 Temple Street has the quality and flexibility to suit any sector while offering something a little different to the more run-of-the-mill office space often found.
“These features and benefits, together with ready access to public transport, investment in the building’s cycle provision and proximity to the city’s growing business, retail and restaurant amenities, continue to attract strong interest from potential occupiers.”
10 Temple Street underwent a ‘back to frame’ refurbishment by its long term owner Freshwater Group in 2017, enabling the delivery of contemporary office floorplates featuring semi-exposed services.
Significant enhancements have been made to the façade, entrance and common areas including the main reception area, which features an innovative and space-saving ‘sesame lift’ offering disabled access that folds back into the stairs when not in use.
Andrew Thomson from building owner, Freshwater Group, said: “When we decided to make such a significant investment in a building in this vibrant part of the city centre, we were very confident that new tenants would be attracted to it by the outstanding location and superb facilities on offer. It is very gratifying to have that confidence rewarded by the latest letting. I am certain that Tony Gee and the company’s staff will thoroughly enjoy the benefits of selecting 10 Temple Street as their new Birmingham base.”
Offering a bright and welcoming reception directly off Temple Street, surrounded by independent coffee houses, bars, and restaurants with the city’s best retail outlets and key transport hubs just minutes away, 10 Temple Street caters for all businesses, staff, commuters and visitors.
JLL acted jointly with KWB as agents on behalf of the owners, Freshwater Group and Philippa Pickavance Real Estate acted for Tony Gee and Partners LLP.
