Joint letting agents, Avison Young and Darby Keye Property have completed a letting for the final suite available at Coleshill’s De Montfort House.
Recruitment software specialist, Mercury XRM has signed for 3,310 sq ft on the first floor on a five year term. Quoting rents at De Montfort House are £13.75 per sq ft.
This follows closely behind a letting in December to housebuilder, Elan Homes, which took 3,040 sq ft on the building’s second floor.
Totalling 9,600 sq ft over the ground and two upper floors, De Montfort House has benefitted from a rolling refurbishment programme undertaken by landlord, Wilson UK Investments, which has seen improvements to all common areas and vacant suites.
Gary Wilson, Wilson UK Investments, said: “We are looking forward to welcoming Mercury XRM to De Montfort House and that this deal now fully lets the building is doubly pleasing.”
De Montfort House occupies a prominent position in Coleshill, fronting the High Street and within the well maintained grounds of the 15,000 sq ft Chantry House which itself currently has three suites totalling 2,100 sq ft available to let on flexible terms.
Adrian Griffith, Avison Young, said: “The completion of De Montfort House demonstrates the importance of having well positioned accommodation, backed-up by a comprehensive, high quality refurbishment with excellent car parking. The combination of quality accommodation and affordable price point have made De Montfort House a desirable proposition in the local market.”
James Darby, Darby Keye Property, said: “De Montfort House offers a rare opportunity to secure fully refurbished character office space with very good car parking in a town centre location with excellent transport links. It is therefore no surprise it has proved an attractive opportunity for M42 occupiers seeking new accommodation”.
The ground floor tenant at De Montfort House is Optimus Cards occupying 3,236 sqft.
Coleshill Parkway railway station is located approximately one mile from De Montfort House, and Junction 4 of the M6 is just over a mile from the building, accessed via the main Coleshill High Street.
