St. Modwen, the expert developer and regeneration specialist, has completed two more high-quality production and distribution units at its £150 million Access 18 scheme, with the potential to create around 80 local jobs once occupied.
The newly-completed Units 19 and 20 provide 30,684 sq ft and 27,754 sq ft respectively to rent, making them perfect for medium-sized logistics or industrial operators looking to expand or move into the area. These additions to the 212-acre development are also flexible for occupier fit out.
James Irwin-Singer, Development Manager for St. Modwen West and Wales said:
“The completion of Units 19 & 20 at Access 18 makes them the only readily-available new build small units in Avonmouth. Local demand for premium quality industrial and warehousing space close to the motorway makes Access 18 a prime choice, within a four hour drive of nearly 80% of the UK’s population. The new units meet occupier requirements and attract significant inward investment for Avonmouth, in line with St. Modwen’s strategy to deliver high-quality industrial and logistics accommodation.“
Access 18 is already home to Kent Foods, Hermes Parcelnet Ltd and Budget Greetings Cards and, towards the end of last year, Commercial Electrical Factors, GB Liners, Plant-Ex and Movianto. A key strategic commercial development site for the South West, Access 18 has the potential to provide in excess of 2,200 jobs in total, around 80 of which will be provided by the occupation of Units 19 & 20. The next two units, 17 and 18, are scheduled for completion at the end of August this year.
The site’s proximity to Junction 18 of the M5 motorway makes it the perfect choice for warehousing and industrial firms. Units are also available in combinations. Interested parties should contact St. Modwen’s joint agents Knight Frank or Alder King for full details.
