Property consultants Harris Lamb have overseen the letting of a period office building in Edgbaston in one of the largest deals in this area of the city in several years.
The ground floor of the Georgian building, 4 Vicarage Court, has been let to Number One Park Limited, which trades as Foster Care Associates, a national agency specialising in providing caring homes for children throughout the UK.
Tom Morley, Director, said: “Foster Care Associates is a Bromsgrove business operating throughout the UK, with a number of other Midlands bases. We were asked to find a suitable Birmingham site to add to its network.
“Property of this nature in Edgbaston is highly prized, and as such, does not come to market very often. This particular building is very striking and attracted a lot of interest, and the business acted very quickly to secure it.
“From the roadside, it exudes Georgian splendour, while to the rear, it is fully refurbished, offering modern fixtures and fittings and an open-plan layout, ready for immediate occupation.
“The business has taken on both the 3,670 sq ft Georgian section and the ground floor high-spec office space, which has a floor-plate of 6,333 sq ft, on a 10 year lease.
“Premium office space in and around the city centre is scare and in high demand, which makes this one of the biggest office deals Edgbaston has seen in a number of years,” he added.
Harris Lamb acted on behalf of the landlord, Lord Kultar S Deol, a local property tycoon who has owned the building since 2008, who said he was pleased with the interest the opportunity had attracted and that he was looking to invest in further properties in Edgbaston to capitalise on the demand.
The whole of 4 Vicarage Court, which extends to 16,470 sq ft, is now fully let.
