Goodman has announced that it has commenced work on a new 45-acre mixed-use development, located immediately adjacent to the A421 in Bedford.
With 32 million consumers accessible within a two-hour drivetime and strong demand from our customers for new logistics space right across Bedford, Buckinghamshire and Milton Keynes, Bedford Commercial Park is ideally positioned to meet that demand. The strategic location also provides fast connections to London to the south and the midlands to the north.
The wider scheme, which is being delivered in partnership with Bedford Borough Council, will provide a range of serviced plots suitable for industrial, warehouse, distribution, hi-tech and office uses, developed to meet customers’ bespoke
requirements.
The development of Bedford 405, a 405,312 sq ft cross docked warehouse and distribution unit, began this month and will be available for occupation in summer 2019.
Situated seven miles east of J13 of the M1 and 12 miles west of the A1 Black Cat roundabout, Bedford Commercial Park enjoys a prominent position fronting the A421, providing branding opportunities for customers if visibility is important to them.
Benefitting from 55M and 35M yard depths and 360-degree circulation space, it will offer 15M clear internal heights, double deck and multi dock loading doors, as well as 403 car parking spaces and 173 HGV parking spaces.
The building will also provide 18,500 sq ft of office accommodation organised over two storeys, complete with hub offices in both the north and south yards. Developed to a BREEAM ‘Very Good’ rating, sustainability initiatives will include electric car charging points, LED lighting and a carbon neutral cladding envelope.
Bedford Commercial Park will be the next development to be delivered through the Goodman UK Partnership (GUKP), the primary investment vehicle for Goodman’s UK logistics assets.
