Work on the largest speculative build currently underway in the region is gathering pace as the steel frame goes up for the new 151,300 sq ft unit at St. Modwen’s Access 18 site in Avonmouth.
Scheduled to be ready for occupation in March 2019, this warehouse / industrial unit will meet the continued market demand for good quality logistics and production space close to the M5. The unit is also part of St. Modwen’s overall strategy to accelerate commercial development activity with a strong pipeline of over 9m sq ft of new industrial and logistics space in the medium term, based on occupier demand, planning and strength of location, from its existing commercial land holdings.

This year will see 340,000 sq ft of new accommodation delivered across 17 new speculative units ranging in size from 5,000 sq ft to 151,300 sq ft and with delivery plans ready for a further 260,000 sq ft in up to seven units to meet market demand. Access 18 provides this new accommodation nearest to J18 of the M5, Bristol’s deepwater port, residential areas for labour supply and existing public transport and these factors should be relevant to occupiers seeking new accommodation in the region”.
A key strategic commercial development site for the South West, Access 18 has the potential to provide in excess of 2,200 jobs in total.
