St. Modwen, the expert developer and regeneration specialist, has completed two more speculative warehousing and industrial units at its £22 million Gateway 12 Business Park in Gloucester with the potential to create over 100 local jobs once occupied.
The newly completed Units 4 and 4a provide 24,000 sq ft and 34,000 sq ft respectively to rent and are perfect for medium-sized logistics or industrial operators looking to expand or move into the area. They form part of the final phase of speculative development activity now underway on-site, which will deliver around 285,000 sq ft of prime location logistics and production space for Gloucestershire with a potential to create over 400 local jobs long term.
Gateway 12 is already home to kitchen firm, ProCook, home furnishing supplier Warwick Fabrics and, most recently, to retail giant Amazon, which moved its Book Depository subsidiary into the new regional distribution centre in May 2018, creating over 100 new jobs for local people. The final detached unit (Unit 1 at 66,000 sq ft) is scheduled to complete ready for occupation this Autumn.
Peter Davies, Development Director for St. Modwen West and Wales said:
“These final three units complete our development at Gateway 12 and Units 4 and 4a are ready for immediate occupation. Local demand for premium quality industrial and warehousing space close to the motorway has underpinned our speculative building programme at Gateway 12. This continues to meet occupier requirements and attract significant inward investment for Gloucestershire, in line with our purpose of changing places and creating sustainable new communities. Following completion at Gateway 12, we will be moving our future delivery to a location adjacent to Junction 12 of the M5 where St. Modwen has a 58 acre strategic employment site.”
The site’s proximity to Junction 12 of the M5 motorway makes it the perfect choice for warehousing and industrial firms. Interested parties should contact St. Modwen’s joint agents Ash & Co or Alder King for full details.
