St. Modwen, the expert developer and regeneration specialist, is continuing to deliver its programme of speculative building across the region with start of work on a new 151,000 sq ft unit at Access 18 in Avonmouth. It is the largest speculative build currently underway in the region and is in response to continued market demand for logistics and production space close to the M5.
Scheduled to be ready for occupation in March 2019, the new unit is part of St. Modwen’s overall strategy to accelerate commercial development activity with a pipeline of around 7.5m sq ft of new industrial and logistics space in the next five years, based on occupier demand, planning and strength of location, from its existing commercial land holdings.

“Unit 15 should appeal to regional and national logistics companies and we are ready to discuss occupier specifics for March 2019 occupation. With Access 18 offering the prime location to access Junction 18 of the M5 and with the proximity to relevant local labour force, public transport and amenities, this is a key strategic site for St. Modwen. This year will see approximately 340,000 sq ft of new accommodation being delivered at Access 18, Avonmouth across 17 new speculative units between 5,000 sq ft and 151,000 sq ft. Preparations are also advanced to be able to deliver a further 260,000 sq ft in up to seven units. We are also able to offer ‘build to suit’ options and for companies to join existing occupiers such as Hermes, Movianto, CEF and Nisbets who have already located in the 750,000 sq ft of buildings delivered to date at Access 18”.
Access 18 is being delivered in phases and is already home to 14 companies, including big names such as Kent Foods, Hermes Parcelnet Ltd and Budget Greetings Cards. A further four new occupiers – Commercial Electrical Factors, GB Liners, Plant-Ex and Movianto – have recently taken up residence in four units totalling 76,000 sq ft. A key strategic commercial development site for the South West, Access 18 has the potential to provide in excess of 2,200 jobs in total.
