A high-profile city centre office block adjacent to Sheffield’s Heart of the City phase II development has secured its first tenant.
Westfield House on Charter Row is owned by Westfield Health and provides 80,000 sq ft of high specification city centre offices over eight floors and following an extensive investment programme, Bluestone Credit Management has been secured by Knight Frank as the first tenant.
Bluestone Credit Management has signed a ten-year lease to take 9,000 sq ft of fourth floor space at the building, 50,000 sq ft of which is already occupied by leading health and wellbeing provider, Westfield Health, following a move from previous Division Street headquarters in 2016.
Peter Whiteley, partner and head of Knight Frank’s Sheffield office, said: “This is a landmark letting for Westfield House following an extensive refurbishment to the interior and exterior of the property by owners Westfield Health to deliver much needed quality office space for the city.
“Westfield Health purchased the property and moved into 50,000 sq ft from former offices on Division Street, bringing an extra 30,000 sq ft of fully refurbished office accommodation to market.”
Westfield House boasts quality amenities including a business lounge, cycle parking, dedicated shower facilities, raised floors, comfort cooling and large, flexible office suites which can be partitioned to create tailored working environments.
Peter added: “The location of the property is unparalleled in regards to its proximity to the latest tranche of city centre development at Heart of the City phase II and the newly re-developed The Moor shopping and leisure facilities. It is also well placed for access to Division Street and Devonshire Green area with its vibrant bar and restaurant offer, an ideal location for staff to live, work and play.
“Sheffield is witnessing a shortfall in high-quality central office space at the moment and we are currently progressing other interested enquiries in the remaining accommodation at Westfield House, which is available in floor plates of 3,200 sq ft to a total of approximately 20,000 sq ft.”
Dave Capper, Chief Executive at Westfield Health, said: “We are delighted to welcome Bluestone Credit Management as our first tenant into what has become the wonderful new home of Westfield Health. As a leading health and wellbeing provider it is our vision that Westfield House not only creates a wonderful working environment in a great location, but that we can work closely with our tenants to ensure all its occupants have access to best in class employee wellbeing programmes.”
Bluestone Credit Management employs around 70 staff at its Sheffield office and operates throughout the UK managing a wide range of asset types including commercial debts, outstanding tax payments, personal loans, utility payments and shortfall accounts.
Knight Frank acted on behalf of Westfield Health and Bluestone Credit Management was represented by CPP in securing the deal.
