Demand for good quality warehouse accommodation in Bristol’s traditional industrial areas continues, with a terrace of four small units on Ashton Vale Industrial Estate fully let within weeks of coming to the market.
Property consultants Alder King began marketing the terrace at 48 Ashton Vale Road earlier this year and received extremely high levels of interest. Within weeks, three of the four available units were under offer.
Swoon Gelato, which currently operates two gelaterias in Bristol and Bath, has taken one of the units to create a new Swoon Events Kitchen and provide additional storage.
It has leased the 1,195 sq ft Unit 4 on a new five year lease to increase production and fulfil requests for corporate functions, weddings and festivals in the South West and London. Swoon has also purchased a Swoon Bicycle to take to events. Over the summer it will be in operation in House of Fraser at Cabot Circus as part of the Gromit Unleashed 2 event.
Swoon is looking to expand further and will soon be starting its search for a location for its third shop which it hopes to open in 2019.
Meanwhile skincare company Atypic Skincare has leased Units 1 and 2 Ashton Vale to provide 1,808 sq ft of distribution space. It has taken both units on a new five year lease.
The landlord, civil engineers Bristlewand, has retained Unit 3 for its own use, bringing the scheme to full occupancy.
Emma Smith, associate at Alder King, says: “There is a negligible amount of good quality stock in Bristol, yet demand is constant. This type of accommodation is what the SME market is crying out for and we’re delighted to have delivered full occupancy of this terrace in such a short space of time.”
Alder King acted for the landlord; both tenants were unrepresented.
