Chartered Surveyors Primmer Olds B.A.S report that Quarter 2 of 2018 has seen an increase in industrial freehold opportunities across Hampshire with owner occupiers taking full advantage.
Primmer Olds B.A.S have recently completed sales on:
- Unit 5 Yeoman Industrial Park, Nursling, Southampton – 5,123 sq.ft.
- Unit 4 Deer Park Farm Industrial Estate, Fair Oak, Southampton – 5,254 sq.ft.
- Unit 1 Mayflower Close, Chandlers Ford – 4,961 sq.ft.
- Unit 1 The Glenmore Centre, Southampton – 5,505 sq.ft.
Director of Agency Patrick Mattison comments ‘With freehold supply to market low and timing of opportunities unpredictable, Landlords are deciding that it is the right time to realise the sharp capital value appreciation being experienced in the market. Despite price rises, for many occupiers purchasing is still being deemed more viable than renting due to low interest rates and in a lot of cases tax efficiencies created via SIPPS or SASS ownership.
With businesses not wanting to delay expansion and miss business opportunity, we are still seeing good activity on the rental side again resulting in gradually increasing values. Demand is particularly strong within the smaller search bracket of between 500-2,000 sq.ft.’
