A successful marketing campaign has seen a raft of new lettings at a popular industrial estate in Luton – with more signings imminent.
The landlord of Park Avenue Industrial Estate appointed commercial property consultancy Kirkby Diamond, which has offices in Luton, Bedford and Milton Keynes, as joint marketing agent with Lambert Smith Hampton (LSH) to attract new tenants.
And a proactive marketing campaign has led to three units totalling 12,000 sq ft being let in quick succession. Bubbleology Ltd, a drinks manufacturer, and Puzzle Joinery, a bespoke joinery company, both of which are new to the area, have taken units, while the third has been let to Whiteley Fischer Ltd, a local hat and accessories design and manufacturing company that needed a small storage unit.
Diccon Brearley, commercial agency surveyor at Kirkby Diamond’s Luton office, said the two remaining units totalling just over 8,000 sq ft, plus a yard of 0.59 acres, are also now under offer, which will make the industrial estate fully let.
He said: “There’s a real demand for units of up to 10,000 sq ft, but a severe lack of stock in the local marketplace, so the fact that there are just two good quality refurbished units remaining at Park Avenue, means that we’re confident that the interest already generated will see us close these two deals soon.
“The new junction 11a on the M1 has opened up access to Sundon and the north of Luton, which extends the number of possible businesses that can benefit from that connectivity and so can consider the area for relocation.”
Park Avenue Industrial Estate comprises 33 units with occupiers including Dunham & Haines, Carpet Accessory Trims Ltd, Kentas Ltd, System Scaffolds, Commercial Vehicle Components (Luton) Ltd, Stable Hire Ltd and Three Star Coaches.
