One of very few Hampshire speculative mixed-use builds, Ordnance Business Park, the former Ordnance Supply Unit in Liphook, sees construction complete on all three blocks and new occupiers move in to the finished office and industrial units. The remaining available space in Blocks 1 & 2 is under offer, and joint agents Holloway Iliffe & Mitchell and Curchod & Co expect the site will be fully occupied in a matter of months.
Ordnance Business Park is a joint venture between East Hampshire District Council (EHDC) and the Enterprise M3 Local Enterprise Partnership providing much-needed business premises in East Hampshire. EHDC invested £2.5 million into the scheme while the Enterprise M3 LEP added a further £1.6 million.
Speculative construction began in July 2017 and new tenants Lumi and Zen Broadcast were secured in pre-let transactions agreed earlier this year.
BAFTA Awarding Zen Broadcast has taken the whole of Block 3, comprising three industrial units and first floor offices totalling 5,814 sq ft. Currently based just outside Cranleigh, Zen Broadcast will [relocate, set up new facilities] in Liphook in the coming weeks.
Andy Deacon, Zen Broadcast director comments:
“We have been looking at various locations along the A3 corridor that would support the expansion of our business.
“We were initially looking North of Guildford, however access to Liphook is great and whilst slightly further afield than our prime search area, the serene village has amazing facilities and is an attractive area to bring clients.
Lumi, a global provider of audience engagement technology, is already based in Liphook and will occupy 3,423 sq ft across the first and part of the ground floor in Unit 1. The business is relocating from its existing premises in Bohunt Manor.
Lumi Head of Global Business Services, Sam Hunt comments:
“Ordnance Business Park is a perfect choice for Lumi.We know the town well and many of our existing employees live locally, so a decision to stay in Liphook was easy.
Holloway Iliffe & Mitchell director Stuart Mitchell said:
“When the plans for Ordnance Business Park were first put forward, they were well received locally and throughout the build process there has been plenty of interest in both the office and industrial units.
“With very little speculative development across East Hampshire in recent years, this mixed-use development is a welcome addition to the commercial market and gives opportunity for new employment which is good news for the local economy.”
Cllr Glynis Watts, EHDC’s Portfolio Holder for Economic Development, said:
“EHDC is one of the country’s most business-friendly councils and the redevelopment of the OSU site has been one of our most important economic projects over the last few years.
“We needed more business space in the district and identified this site as an ideal location. It’s been a lot of hard work seeing the project through, but it is incredibly satisfying to see new businesses moving in, creating jobs and boosting our local economy.”
