Commercial property agents Harris Lamb have reported continued high levels of interest in the Stoke office market further to a raft of sales and lettings on a prime business park in the region.
Following the acquisition of the office development, Ridgehouse Drive, Festival Park, by London and Scottish Property in December last year, Harris Lamb was retained as marketing agent for the site.
Since involvement in marketing the estate, the business has overseen multiple lettings and sales on the site and reports that the final unit is currently offer, placing it at full capacity.
Becky Thomas of Harris Lamb’s Stoke office said: “There has been a massive amount of interest in the Stoke office market in the past 12 months and increased investment sales. That trend continues, and the Ridgehouse Drive estate is a prime example with good access links and roadside prominence, attracting new tenants and investors.
“Through our instruction to market the estate, we have completed lettings on three floors of Unit 5, to Cambian Group, Keys Estate Agents and Allied Healthcare, while unit 7 has been taken on by dietary specialists Bodyline Clinic, which has most recently taken on a 5 year lease at £12 psf at the 1,133 sq ft two-storey office as part of the company’s expansion plan.
“We’ve also sold unit 4, a 3,243 sq ft three-story building at the site, to a private investor and with the final available unit, 3,200 sq ft unit 6 currently under offer to another private investor, it’s clear that tenants and purchasers alike can see the appeal of the modern, central facilities and the excellent UK-wide transport links via the M6.
“With high levels of enquiries about availability in the region, we’re hoping developers and landlords recognise the demand in the area” she added.
