South Parade in Leeds is now re-establishing itself as one of the hotspots in the city’s flourishing office market, according to leading global property consultancy Knight Frank.
Valiant House at 14 South Parade is now fully let, following the expansion of the Central College of Health & Beauty Leeds, who have taken 1,681 sq ft more space.
Meanwhile Fountain House, directly opposite Valiant House, is home to a number of quality occupiers.
Sam Jamieson of Knight Frank’s Leeds office, explained: “Both buildings are excellent examples of the success and popularity of South Parade. Whilst the brand-new office buildings in the city get most of the headlines, no-one should underestimate the pulling power of more traditional accommodation which has been significantly upgraded.
“Fountain House at 4 South Parade is a very impressive building, not only because of its imposing art deco façade and location at the heart of the city centre business district, but also because of its proximity to the train station and commuter routes as well as shops, restaurants and bars. All this makes it a great place to work.
“Following a comprehensive refurbishment, which has created some superb Grade A office space, we only have the ground, lower ground and part of the first floor of Fountain House remaining. First class tenants include Pulse Community Health Care and recruitment specialists The Venn Group,” explained Mr Jamieson.
Elizabeth Ridler, partner with Knight Frank in Leeds, added: “We are quoting a rent of £19.75 per sq ft, which coupled with a manageable service charge figure represents excellent value. The remaining availability comprises 1,750 sq ft on the lower ground floor, 1,585 sq ft on the ground floor and 1,773 on the first floor.
“We have listened to market demand and I’m pleased to say we can offer flexibility with short-term leases, as well as options including fully fitted-out and furnished space tailor-made to suit occupier requirements.”
John Raven, of Asset Managers Edwin Thompson, acting for the owner of both Fountain House and Valiant Building commented: “We are delighted with the success of both buildings. They have been upgraded to a very high standard, leading to Valiant House now being full and Fountain House establishing a reputation for quality office space in a magnificent location.
“Individual office suites and communal areas have all been transformed to a high and contemporary standard, including quality new shower and changing facilities and secure cycle storage provision as well as LED lights throughout,” said Mr Raven.
Carter Towler is acting as joint letting agent for Fountain House with the Leeds office of Knight Frank.
