Caddick Group, the Wetherby-based family-run property and construction giant, and major housebuilder Taylor Wimpey have started work on a significant site that will see hundreds of new jobs created as well as new homes.
Enabling works are now underway to transform a 15.4 acre plot near Mirfield into a large-scale logistics and manufacturing development, as well as 166 much needed family homes.
Outline planning permission was granted in 2015 and extensive work has been undertaken since then, with joint delivery partners Caddick Developments and Taylor Wimpey collaborating extensively to satisfy various planning conditions.
A full planning application is now being considered by Kirklees Council to start £3 million of infrastructure works, which are expected to commence in late summer. These will see significant investment in nearby highways as well as ground remediation to overcome the legacy of historic mining in the area and prepare for development.
Following completion of the infrastructure works the site will be ready to take construction of the commercial units, which will create an estimated 300 jobs locally.
Caddick Developments will lead the development of the commercial site with the sister company Caddick Civil Engineering carrying out the infrastructure works. FTSE-100 housebuilder Taylor Wimpey will deliver the residential component, which will be a mix of two to five bedroom units.
Caddick Developments, which has a proven track record in delivering institutional grade assets, was also behind the Cross Point 33 distribution centre near Knottingley, Wakefield. The £100m prime logistics scheme provided 1.2m sq. ft. of space, and was sold to Tritax Big Box REIT and let to TJX Europe, parent company of clothes retailer TK Maxx.
Taylor Wimpey, which is building over 10,000 homes each year nationwide, also has sites in nearby Castleford and Huddersfield.
Mike Haigh of Dove Haigh Phillips: “‘Beds and sheds’ continue to attract significant investor attention and Mirfield is a perfect example of how light industrial and residential can co-locate, providing both jobs and homes.”
Helen Gardner at Caddick Developments, said: “The site at Mirfield represents a considerable investment into the area and will create much needed high quality employment space while also delivering many new homes. Caddick remains committed to the regions where we see ample opportunity for growth and development.”
