Clyde Gateway has appointed commercial property consultancies Lambert Smith Hampton and GVA to jointly market the prestigious One Rutherglen Links office building.
Built in 2015, One Rutherglen has 15,751 sq ft of space remaining in the four-storey building, with more than half now let to SPIE UK.
The modern office development in Rutherglen offers economic running costs, energy efficient and highly flexible floor space, and is one of the few buildings close to Glasgow city centre offering not only grade A space but also an “Excellent” BREEAM rating and an “A” rated Energy Performance.
According to LSH’s Scottish Office Market Report, grade A space in the city is now at a premium, making up just four per cent of the available office space in Glasgow city centre and 36 per cent out-of-town.
The appointment is LSH’s second for Clyde Gateway having successfully marketed the Olympia Building in Bridgeton.
Aasia Mohammad, Director, – Business Space, Glasgow, LSH commented: “There is little speculative office development underway in Glasgow at the moment, so we are seeing a lot of demand for the grade A space there is.
“With its modern facilities, great transport links, fantastic location within 10 minutes by rail from the city centre and the flexible terms being offered, we anticipate that it won’t be long before the remaining space at One Rutherglen Links is snapped up.”
One Rutherglen Links is the most energy efficient building boasting an EPC A and BREEAM excellent within 10 minutes of the city centre.
