Work will be completed on the pioneering £3m Bridge Business Park in Huddersfield next month (June).
Award-winning West Yorkshire property company Frank Marshall Estates is developing the park speculatively, having bought the land from Mamas & Papas in 2015.
The 2.73 acre site is situated next to the headquarters of Mamas & Papas in Colne Bridge Road, just off the main A62 Leeds Road and close to Junction 25 of the M62.
Frank Marshall Estates is run by Edward and Jimmy Marshall and is a well-established real estate company with significant commercial assets across Yorkshire.
Edward Marshall commented: “This is an extremely significant project for us. We are creating a high-quality employment park, which should create up to 100 jobs.
“There is a distinct lack of high-quality and flexible light industrial units in the Huddersfield area, so we are hoping to satisfy the pent-up demand from small-to-medium-sized businesses, who are looking for attractive, practical and modern premises, combining warehousing and distribution space, with hi-tech office facilities.
“There are six business units on the park, ranging from 2,500 sq ft to 10,750 sq ft. They are built in three blocks, arranged around a central service courtyard, providing room for vehicles to turn round and park. Rents wil be in the region of £8 per sq ft.”
Jimmy Marshall added: “Although Frank Marshall Estates has extensive interests in West Yorkshire, this is our first major development in Huddersfield, one of the county’s foremost towns with a splendid industrial history.
“We are proud to be contributing to the area’s economy, by building bespoke business/industrial units and creating jobs. We are committed to the town.”
Mark Hanson of West Yorkshire property consultancy Walker Singleton, incorporating Hansons, who are marketing the site for Frank Marshall Estates, said: “Considerable interest has already been expressed by a number of prospective tenants for the site and this will no doubt increase when the buildings are completed next month.”
The Bridge Business Park is situated to the west of, and with frontage to, Colne Bridge Road (B6118), just off the main A62 Leeds Road in an established industrial and warehousing location. Nearby occupiers including Mamas & Papas, VTL and CJ Antich. It is just 1.5 miles south of Junction 25 of the M62.
