New look for Gwaelod y Garth industrial unit timed to meet market demand

The decision to refurbish an industrial unit on the Gwaelod y Garth Industrial Estate near Cardiff is set to help meet rising demand in a sector hampered by a lack of new build opportunities.

Advised by property consultancy Knight Frank, the landlord has invested in transforming the 9,769 sq ft Unit 1a on the estate, which lies off the A470 close to Junction 32 of the M4.

Knight Frank’s building consultancy arm managed the refurbishment. Richard Wooller, partner in the building consultancy division of Knight Frank in Cardiff, said: “The project included major repair works to the roof, recoating of exterior cladding, the fitting of energy-efficient LED lighting, and the replacement of interior offices with new offices and a trade counter.

He said: “The market is looking for this size of building just off the M4; with a lack of new build activity and a rising demand for good quality stock, landlords are turning to refurbishment of buildings to give occupiers what they want. The refurbishment has transformed the building and it can now be marketed as an attractive choice for occupiers.

“We have received strong levels of interest already from trade occupiers and are hopeful of agreeing terms shortly.”
