Duchy Homes has acquired new headquarters at Thorpe Park Leeds as a part of ambitious plans for expansion.
The Yorkshire house builder, which was established six years ago, has gained a reputation for delivering bespoke high-quality homes with an average value of around £500,000. Expansion across the North East, North West and West Midlands has since allowed Duchy Homes to rapidly increase its initial output of 25 homes per year with a target to achieve over 400 per year within a five-year plan. It currently employs 55 people.
After occupying temporary premises at Thorpe Park Leeds since last July it has now agreed lease terms with Scarborough International Properties and Legal & General Capital for a 3,864 sq ft headquarters office in building 3125 on the Park.
David Jones, Chief Executive Officer at Duchy Homes said, “As we embark on a significant expansion programme it is important that our HQ is well located with direct access to the motorway network. Thorpe Park Leeds has proved to be an excellent base for us, not least because of the facilities and dedicated ‘Parklife’ engagement programme for staff.
“We are pleased to secure a permanent base for us to lead our expansion and look forward to the forthcoming launch of the exciting new retail and leisure park on site.”
Coincidentally, Duchy Homes developed the Thorpe Park Gardens luxury development of 14 four-bedroom and five-bedroom detached executive homes, which were completed in 2016.
Thorpe Park Leeds is already home to over 60 blue chip businesses employing around 4500 people. Phase two of the development is now well underway with a £162 million investment to provide 1.35 million sq ft of mixed use accommodation. The new 350,000 sq ft retail and leisure scheme is due for completion this Autumn with occupiers including Next, M&S Simply Food, Boots, Odeon and Pure Gym.

Thorpe Park Leeds also includes 300 new homes by Redrow and a 113-acre public park with sports facilities. The site is considered a leading attribute for Leeds and is one of the flagship schemes for the Leeds City Region.
The award-winning development has dedicated access to Junction 46 of the M1 and has been chosen for the new railway station, ‘East Leeds Parkway’ and associated park and ride, connecting Thorpe Park Leeds directly to Leeds city centre in eight minutes. This forms part of a £270 million infrastructure investment into Leeds by the Department of Transport.
