83 Fountain Street in central Manchester has become fully occupied following a string of deals completed by the office agency team at property advisor JLL, on behalf of Millerbrook Properties.
Solicitors firm Cunninghams, and training provider Learning Unlimited have each taken space on the 2,162 sq ft fifth floor of the six-storey scheme. The deal comes shortly after JLL let a second floor suite of the same size at the development to recruitment firm Get Recruited.
The deals follow Millerbrook Properties’ completing a comprehensive refurbishment of the common areas of the 13,000 sq ft building.
Richard Wharton, director for office agency at JLL, said: “The latest deals in quick succession at 83 Fountain Street are indicative of the high demand for refurbished office space in central Manchester. Yet, development in the city remains crucial as demand outpaces the availability of refurbished space.”
JLL’s Arrested Development report recently found that Manchester has a Grade A vacancy rate of 1.9 per cent, but that 653,500 sq ft of speculative Grade A office space set to be completed in Manchester by 2020 to capture demand. More than half of new space will consist of new build developments.
JLL and Avison Young represented the landlord. Cunninghams, Get Recruited and Learning Unlimited represented themselves.
