This month sees start of work on the next development phase at Avonmouth’s £150m Access 18 commercial scheme, as land owner and developer, St. Modwen, accelerates its speculative building to meet market demand.
Scheduled to complete in October 2018, Phase 5B will provide an additional 58,000 sq ft of prime location business space, split across eight commercial units from 5,900 to 10,260 sq ft. The units follow on in quick succession behind Phase 5A which completed on site at the end of March 2018 to provide 58,000 sq ft of commercial space. An 8,200 sq ft unit has just been occupied by food manufacturer, Plant-Ex Ingredients to help it service and grow its customer base. Other Phase 5A units are now available for immediate occupation.
This latest activity on site is part of an ongoing programme of speculative building at Access 18, which is set to deliver around 435,000 sq ft of prime location logistics and production space across 2018 / 2019 with a potential for over 400 new jobs for the area.
Peter Davies, Development Director for St. Modwen West and Wales, said:
“National and local demand for premium quality industrial and logistics space close to the M5 means that our speculative building programme is continuing to deliver to meet occupier requirements With an additional 7.5m sq ft pipeline of potential medium term development in key locations, St. Modwen is well placed to deliver buildings to meet specific occupier requirements”.
