The office agency team at property advisor JLL, has let 8,869 sq ft at 86 Deansgate in central Manchester to small claims assistant, Help Your Claim.
The business has taken the entire third floor on a new lease. Help Your Claim already occupies 15,000 sq ft at the development across two floors, and is expanding its presence in the 48,000 sq ft building after relocating more than 120 staff from nearby St Anns House.
The deal leaves only a 1,915 sq ft fourth floor suite on the market at the Deansgate scheme, which offers fully refurbished Grade A space that overlooks Parsonage Gardens.
Richard Wharton, director of office agency at JLL commented: “This letting re-affirms Help Your Claim’s long-term commitment to 86 Deansgate. The building’s location, grade A specification and efficiency of occupation has helped the firm to bring all their staff together under one roof. The building is now 96 per cent occupied with good interest in the final remaining suite.
“But, as Manchester offices become fully occupied, development will be key to capture demand. Our Arrested Development report found that Manchester has a Grade A vacancy rate of 1.9 per cent, although it also showed how developers were reacting to this, with 653,500 sq ft of speculative Grade A office space set to be completed in Manchester by 2020. More than half of this will consist of new build developments.”
