Logicor has announced the practical completion of the comprehensive refurbishment of its 248,127 sq ft (23,051 sq m) distribution warehouse facility, WA248, at Western Approach, Bristol, within the well-established Central Park distribution park in Avonmouth.
The property, which is available for immediate occupation, totals 248,127 sq ft (23,052 sq m), with 13,562 sq ft (1,260 sq m) of offices. The highly specified warehouse includes 23 loading doors, 12.5-meter eaves, lighting and sprinklers and a 60-meter-deep yard. The property also benefits from additional expansion land which could be used to extend the existing building or create additional lorry, van or car parking as required.
WA248 is situated in the south west’s premier logistics location. Central Park distribution park is already home to a number of blue chip companies including Next, Tesco, Dixons Carphone, The Range, DHL and Amazon. Western Approach offers direct access to the UK’s motorway network being located between Junction 1 of the M38 and Junction 18 of the M5, with frontage to the M49 and its new junction to Western Approach which is currently under construction. Bristol International Airport lies 18 miles to the south and Bristol’s Avonmouth and Royal Portbury Docks are located within 6 miles.
Anthony McCluskie, Director, UK Asset Management, Logicor, says: “We’re particularly pleased with the practical completion of this project as it poses a great asset to the area which has a severe lack of immediately available grade A stock. The warehouse has an excellent specification and great connectivity to the motorway network and, in turn, to key locations throughout the south west and further afield. We are delighted to be bringing this unit to the market.”
WA248 is available to let through joint agents Savills, JLL and Knight Frank.
